Marrakech – GIMS and Horizon Morocco hosted a high-level press conference at Sunset Village – Private Residences, revealing the project’s model villa and outlining the strategic vision shaping one of Marrakech’s most emblematic new residential developments.

Bringing together GIMS, associate investor of the project, and the board members of Horizon Morocco, the event offered an exclusive insight into the progress of construction, the first finished elements of the model villa, and the long-term strategy positioning Sunset Village as a flagship of new-generation Moroccan real estate.

A strategic location in the heart of Marrakech

Nestled within one of the city’s most desirable zones, Sunset Village combines calm, nature and direct access to Marrakech’s key destinations:

    • 10 minutes from Hivernage
    • 8 minutes from Morocco Mall (Africa’s largest mall)
    • 11 minutes from Marrakech International Airport
    • 13 minutes from the Medina
    • 16 minutes from Jardin Majorelle
    • 20 minutes from the Agafay Desert and Lalla Takerkoust

This prime positioning places the project at the crossroads of lifestyle, tourism, and urban convenience.

    GIMS × Horizon Morocco

This project emerges from the encounter of two complementary visions:

    • Horizon Morocco’s Vision

A consortium of Moroccan professionals from banking, real estate development and investment, Horizon Morocco aims to lead Moroccan real estate into a new era by elevating construction standards, integrating best Western practices, mastering the entire value chain, ensuring premium finishes aligned with European benchmarks, delivering reliably, often ahead of schedule, and prioritizing a long-term, quality-driven approach.

As a major cultural figure in Europe and Africa, GIMS extends his creativity into architecture and urban design.

Having lived in Marrakech for more than 12 years, he seeks to imagine coherent, elegant, inspiring residential quarters that enhance quality of life and strengthen Morocco’s attractiveness.

    An unprecedented commercial success

Sunset Village has already shown remarkable market performance, with Phase 1 selling out in under two weeks and Phase 2 reaching 85% of units sold.

Phase 3, the “Prime” phase, is set to launch in January 2026 and will include the unveiling of Villa 117 – GIMS’ own villa.

This is projected to generate nearly MAD 1 billion in revenue, with 70% already secured.

Its client base reflects Morocco’s ongoing transformation, with more than 50% coming from the Moroccan diaspora, around 25% from international buyers, and a growing presence of new profiles such as professionals, remote workers, and entrepreneurs.

    A unique architectural identity

Sunset Village stands out through an architectural vocabulary built around soft lines, a refined color palette, and organic integration within the landscape.

The project draws its identity from four founding elements: The Atlas mountains, the setting sun, water, and vegetation

This conceptual framework gives the residences a serene, contemporary aesthetic rooted in Marrakech’s natural heritage.

    A complete residential resort

Sunset Village offers a comprehensive set of amenities designed for modern living:

    • Club House
    • Spa & Gym
    • Rooftop padel courts
    • Coworking space
    • Kids club
    • Mini skate-park
    • Picnic area
    • Integrated concierge
    • Retail and services cluster

The Residential Program features 117 villas, thoughtfully designed to cater to diverse lifestyle preferences. The collection includes semi-detached villas of 486 m², isolated villas of 477 m², waterfront villas of 464 m², and prime villas of 477 m², each offering a distinct living experience.

At the heart of this selection stands the Model Villa, The Horizon × GIMS Signature, embodying the project’s highest standards of design and exclusivity.

The newly unveiled show villa exemplifies the project’s design DNA through:

    • Premium carpentry and woodwork
    • Customized kitchens and walk-in dressing rooms
    • High-end fixtures and finishes
    • Stainless steel appliances
    • A fully coherent architectural and interior aesthetic

Exclusive services further elevate the offering, including turnkey interior design by Mae Interiors, Maison Nomade, and Studio LID, along with an integrated concierge service.

Looking ahead: ‘The Valley – Private Residences’

During the conference, Horizon Morocco and GIMS also revealed their next major project: The Valley. It includes private residences located on the Route de l’Ourika. The project features 50 villas, semi-detached from MAD 4.9M, Isolated from MAD 6.5, with over 50% waterfront villas.

This new development reflects the partners’ ambition to expand their architectural imprint while responding to growing demand for premium living environments around Marrakech.

Sunset Village embodies a shared ambition: to create more beautiful, more reliable, more human-centered real estate for a modern, inspiring Morocco.
