Rabat – Moroccans have ranked second among foreign homebuyers in Spain with a total of 5,154 purchases in the second half of 2025.

Foreign buyers purchased more than 66,000 homes in Spain during the second half of 2025, confirming their strong presence in the real estate market despite a slight slowdown in activity.

Data from Spain’s General Council of Notaries reported 66,629 transactions between July and December, marking a 4.4% decline compared to the same period in 2024.

Most purchases were made by foreign residents, who accounted for nearly two-thirds of all transactions and posted a 3.3% annual increase.

British buyers remained in first place with 5,178 purchases, closely followed by Moroccans with 5,154 transactions, just 24 fewer. Italians ranked third, overtaking Germans, while Romanians completed the top five.

Moroccans stood out as the leading group among foreign residents, representing 12.1% of all resident foreign purchases. Their activity was particularly strong in regions such as Murcia, Navarra, Aragón, and Castilla-La Mancha. Italians ranked second among residents, with a strong presence in the Canary Islands, Madrid, and Valencia.

However, Moroccan buyers recorded the lowest average price per square meter at €768, far below the overall foreign average. Meanwhile, Swedish buyers paid the highest prices, exceeding €3,600 per square meter.

The data revealed that non-resident buyers saw a sharper decline of 15.1%, reflecting a cooling trend after the post-pandemic boom. Overall, foreign buyers represented 18.4% of Spain’s housing market in the second half of 2025, down from 19.5% a year earlier.

Despite the drop in transactions, prices continued to rise. The average price foreign buyers paid reached a record €2,479 per square meter, up 5% year-on-year. Non-residents paid significantly more, averaging €3,242 per square meter, while foreign residents paid €1,963. Both figures remain higher than the average Spanish buyers paid.

Foreign purchases declined in key markets such as Madrid, the Canary Islands, and Andalusia, but increased in regions like Castilla-La Mancha and Extremadura.
